Selling Costs

 

A general guide of costs to consider before selling your property in Costa Blanca North:

  • Local plusvalia tax due to the townhall.
  • A 3% retention of the price of sale, on account of your ultimate capital gains tax liabilities if you are a non resident in Spain. Capital gains tax (variable 19%, 21%, 23%). CGT exemption age 65 years and over.
  • Agency fees (between 3% - 5%).
  • Possible costs for renewal of the Licence of Occupation (approx. 700 Euros including town hall fee and architect's certificate).
  • Cost of energy performance certificate (approx. 300 Euros).
  • Costs of mortgage cancellation if the property is charged with a mortgage.
  • Solicitors fees.
  • Possible costs amendment title (if description of the property requires updating in the case of a detached house: Dependent upon value of construction added to title (subject to 1.5% stamp duty) plus notary and land registry fees.
